What moves the price
Two saunas the same size can be far apart in price. These are the choices that do it.
- Size. More building means more framing, insulation, cedar and a bigger heater.
- Rooms. A changing room or dressing room ahead of the hot room adds a wall, a door and floor area.
- Glass. A full-glass door and a picture window cost more than a small window, and a wall of glass facing a lake costs more again.
- Cladding and roofing. LP SmartSide siding and a metal roof are standard. Cedar, thermally modified wood, shou sugi ban, Hardie or metal siding and standing-seam roofing are upgrades.
- Heater. Wood-fired and electric heaters land in a similar range, but electric adds the cost of a 240-volt circuit and an electrician.
- Porch and extras. A covered porch, bench lighting, sound, or an outdoor shower all add to the build.
- Your site. The base, the electrical run, delivery distance and how hard it is to get a building to the spot.
What is quoted separately
The price of a model covers the sauna itself: built, finished, wired and tested. The parts of a project that change from one property to the next are listed as their own lines in your proposal. We can handle every one of them, and you can see what each costs.
- Delivery and placement at your site
- Site preparation: gravel pad, concrete piers, excavation and access work
- Site electrical: the feeder run, trenching, panel work and final connection
- Upgrades: larger or custom windows, alternate woods, specialty siding or roofing, showers, custom steel
- Sales tax where it applies
Kits, prefab and custom
A do-it-yourself kit typically runs $4,500 to $9,000, and a mid-range prefab unit $8,000 to $15,000. They cost less because there is less in them: thinner walls, lighter heaters, and your own labor to put them together.
A custom sauna costs more because it is a real building made for one property. Whether that is worth it depends on how often you will use it and how long you plan to stay. For someone who will sauna three nights a week for twenty years, it usually is.
The ranges cover a typical finished project. Where yours lands depends on the choices below. For a longer look at the numbers, read how much an outdoor sauna costs in Minnesota. For what happens after you say yes, see our process and delivery and installation.
FAQ
Sauna cost questions
How much is a Northern Steam sauna?
Typical projects run $20,000 to $30,000 for the 6x8 Kota, $30,000 to $40,000 for the 8x12 Tuli and $50,000 to $60,000 and up for the 8x16 Superior. Fully custom builds run $35,000 to $65,000 and up. Your itemized proposal reflects the heater, glass, layout and site work you choose.
Is a wood-fired sauna cheaper than electric?
The heaters themselves cost about the same. The difference is in the install. An electric heater needs a 240-volt circuit and a licensed electrician, which adds cost that depends on your panel and the distance to the sauna. A wood stove needs a chimney but no electrical service for heat.
Why does a custom sauna cost more than a kit?
Because it is a finished, insulated building made by a crew, with cedar throughout and a heater sized for Minnesota winters. A kit is materials you assemble yourself. Kits typically run $4,500 to $9,000. They get you a hot room for less, with less building around it.
Do you offer an itemized quote?
Yes. After a site visit we send a proposal with each part of the cost listed, so you can see what the heater, the windows, a porch or a second room adds, and decide what is worth it to you.
